Planning permission for the south stand

In the article on the OS it says:

"The existing Cherry Street car park area (which currently has 310 spaces) will be replaced by a slightly smaller number of spaces spread between ground and basement level car parks, approximately 250 car parking spaces over two levels."

Where would this basement level car park they speak of be built? Do they really mean they're going to have to dig underground (probably underneath the current one?) to have a two level car park?

EDIT: I'm also guessing this second car park will also be used for the people that will be living in the new residential building that will be above the new club shop?

Interesting article n the Telegraph about the extra corporate hospitality recently done at Twickenham.

It has cost £65M and the ROI will take JUST 5 years.

That's what you get with posh seats and posh facilities - it gets paid off quicker an then there is more income for the club.

The other thing about the South Stand - it is FULL almost every game now.........someone care to tell me when the Kop was last full this season?

As posted before the SS facilities for the existing 8K punters belongs last century - I might just stop and buy a beer if it was (a) relatively quick and (b) you could drink it in peace without people shuffling/pushing past all the time.

We don't have enough quality seats - at last SOMEONE in charge at BDTBL has finally bloody realised !

UTB
Call me old fashioned but I'd rather we prioritise quality players over quality seats...unless we can afford both of course !

I don’t think it’s cheap to have plans like this drawn up. Unless they like chucking money away I reckon they’re serious about this.

They’ve shown the intent before but generally United have been on a downward spiral. Now we’re in spitting distance of the Premier League and crowds have increased significantly over the the last few years, despite struggles on the pitch.

McCabe is first and foremost a property developer who knows how to make money. Add this to him being a Blade and I think we’ll see work start as soon as summer after next.

My only concern is the Kop as it is. I hope the plan is to do the lot in one go. I would imagine it’ll be harder to develop the Kop once the South is done, it’d make sense to have that done before/at the same time.

McCabe’s not stupid, he won’t want a ground that looks fantastic on 3 sides, only to be let down by the Kop.

I very much doubt this if for anything other than permission, in principle. I’ll be amazed if we see building works anytime soon after permission is granted.

I also hope the Kop would be demolished and then completely rebuilt. But I'm not sure how it can be done, where would the Kop supporters sit in the meantime while this would be going on? The Kop is our largest capacity stand and its not as if it could be demolished and then rebuilt between one season ending and then completed in time for the following season starting?

There’s just no carmparison between your average Twickenham goer and your average south stand punter.

Money spent there won’t ever be repaid unless we reach the premier league.

Could we play our games at Wembley while it’s been done?

Yes, an underground car park! Just like it would be in any other first world country. Of course there's a cost involved, and I don't suppose any of us will get to park there, except Bert, but it makes sense.

Exactly. Rugby union is rolling in money but doesn’t have the same wage haemorrhage issue.

Thunderously dull City folk love a day out at Twickers to get shitfaced on the corporate tab, sing a few songs, and pretend to understand the rules.

The bit that’s most interesting to me is right at the end when it says

“Plans are anticipated to be submitted to Sheffield City Council December 2017/January 2018 and at this early stage an anticipated decision is expected in early Spring 2018“.

My questions are

1: Is this just a renewal/ extension of the current plans (like what they’ve done with Kop, so it’s not massively significant or

2: When it says a decision is expected early Spring18. Does this mean that the club will then announce precise details of when the work is expected to start?

I’d like to know if the plans are serious in that if it’s approved then will building work start immediately?

3: Also is this scheme different from the Kop? That seemed to be just a renewal of the plans whereas this looks like it’s going to happen very soon.

I can totally understand why the club would wish to upgrade the South stand first. It’s increases capacity more than the Kop but more importantly it’s the visage of the club, visitors, media and players all arrive at the South stand entrance. McCabe knows how important it is to create a good corporate impression. The facilities will be fantastic and impressive for outside visitors.

Am I allowed to say I don't really like the look of it?

It's better than the last design I saw but it's still a bit shopping centre like. Kop looks nice though.

If the stars align this season I think now is the best time to do the Kop, but probably the additional seats, a new roof and new facilities rather than a complete knockdown rebuild, if we could get a wriggle on in the close season and get it up.

South Stand would likely be an absolute nightmare to do unless we had Man City money, we'd have to DIY SOS big build it haha, get hundreds of people working every day in the close season to try and get it in a state where we can still use at least the existing seats when the season starts.

I’ll have a proper look but suspect it’s just a renewal of the extant planning permission.

Nothing to see here folks.

The South Stand currently has outline planning permission. What is happening now is an application for detailed planning permission.

The Kop already has detailed planning permission which has, I believe, already been extended

Receiving detailed planning permission is no guarantee that the stand will be redeveloped anytime soon. It just means it can be built at some point in the future.

As others have said, this stand will not be redeveloped probably until we are promoted, but it does mean that when we are ready we can go ahead without any delay.

Too lob sided in the video and it would cripple us financially unless in the prem and although its sacrilege, tear up up the desso, lower the pitch maybe 6 feet and build extra rows in front of all stands and change the angle of some stands, there's plenty of spare gap around the pitch.

Ps the “time” to do any ground improvements is when we’re in the Prem and no sooner.

If we are "one season wonders" how does that work.

The only time since 2007 when we would average 30k+ because new fans want to come and watch Prem football and we say, stay away we are doing building work on our two biggest stands.

I say stop phaffin and get the building work done now,it will still be a pain as we are averaging 26k now.

Those thinking the Kop will be redeveloped first need to remember we are to start work on building a new club shop soon...

Unless a Chinese Abramovich is waiting in the wings I am 99% confident this won’t happen.

If we get to the Premier League at some point we might (might) do the Kop up. But don’t hold your breath for the South Stand bit.

If it's not going to happen why do you think we've submitted a planning application ?

Just in case a Chinese lunatic who does want to spunk Millions does come along in a couple of years.

Just had a look at the side on architects view from the new YouTube video.

What's betting that the majority of the lower tier would become platinum style expensive seats and a lot of fans with existing SS season tickets (me and the nipper as an example) would be persuaded or told that we have to move upstairs.

UTB

The Kop isn’t being rebuilt from scratch and John Street isn’t going to be changed.

Can we all accept that and move on? Architects and property developers more qualified than us have looked at the ground and summarise this is the most sensible way to expand.

I think it looks awesome and will make Bramall Lane the best ground in the country, bar none.

Shouldn’t worry mate I reckon your nipper will have had a nipper before this get built.
