I agree that we need a larger expansion potential than 3200 seats at the back of the kop. From that artists impression, it appears that some of the space behind the south stand that would've been used for a second tier will be taken up. If so it's a short sighted decision, but we will need to see more plans first. It could be an 'L' shaped buildingBoundary Corner - a four storey largely residential building which will feature an impressive ground floor new Club retail outlet.

Chaucer's Yard (Countess Road) - formerly a cutlery casting workshop and is Grade II listed in part. The site is located immediately off John Street and Countess Road and is situated within the John Street Conservation Area. Pre-application discussions have begun with the local authority, assessing the feasibility of new residential and commercial space alongside a refurbished Chaucer Yard development.

Kop Extension / Business Centre (Kop to South Stand Corner) - Planning permission has been retained for a 3,200-seat extension at the back of the existing Kop, including a new roof and over trusses to allow the four existing roof support columns to be removed and the introduction of a new concourse with improved facilities.

As part of this scheme permission was also granted for a new Business Enterprise Centre on stilts in the Kop/South Stand corner, allowing entry/exit routes to/from the Kop and South Stand to remain.

John Street / Shoreham Street residential - Planning permission has been retained and obtained for a three and four storey residential development consisting of 52 apartments on the corner of John Street / Shoreham Street.

John Street Corner Stand Executive Boxes - Assessments are ongoing for a concept proposal to create additional executive boxes at high level at the back of the corner stand. Detailed costings will determine if the project is viable.

South Stand - Clean and improve the façade, creating a matching look with the hotel and a clearer identity to the component parts of the stand.

The only development that will benefit most fans in any way is the Kop Extension and improvements.
As a fan, I can't really get excited about the prospect of Apartments and Shops and Business Centres being built on every spare scrap of land owned by the Club.
How will this effect any future developments of the actual "Football Stadium"?
Nobody's suggesting we need to or should expand the stadium yet but you would hope that any long-term plans might include an increase in capacity of more than 3200.

I'm glad that they finally seem to be getting around to sorting the south stand's outer facade. It looks dated and tacky IMO, and yet it's always the one the media use as a backdrop to interviews etc.

It just mentions that the planning permission is still in place.
I suspect the club are doing this first
And will only do the Kop when are back in the PL.

That building doesn't need to be L shaped. It's quite a big area from the Kop to Cherry Street, enough room for a large square shaped building.
Also agree that the Kop needs doing as it's the worse stand. Worse facilities and too many partially restricted view seats due the pillars. Removing the posts, a 3,000 extension would be great and putting the bogs and catering under cover would be a big improvement and give us a ground to be proud of.
An official 36K capacity means when the SY Police get involved we'll be allowed to sell 33,000 seats which should be fine for most situations.

Wish they would stop filling in the corners with stupid business centres and apartments, its a bloody football ground, we want seats in the corners at some point.That one between john street and away stand looks absolutely shit, i really dont like where this is all heading. If they need to build shit like that, do it behind the stands please.
Yeah and with this development I doubt there would be the space required for a future expansion to Bramall Lane. Let's hope we never get success and fill out 36k every week or we'll be off to a soulless bowl in Handsworth
The Kop is the worst stand without a doubt, by a country mile! Every seat is 'partially restricted' as it's no where near steep enough, never mind the pillars. Simply extending the back of the stand and putting the concourse inside is absolutely not good enough. It requires knocking down and completely rebuilding, nothing less will do if we want a truly first class stadium.

The gradient and pillars are the key things to sort – it's presumably possible if we're wanting to do it on the cheap (which I'm guessing we will be) to convert the existing stand to a better gradient. Plenty of stands had to undergo a similar process for conversion from terracing to seating. With some thoughtful design this surely should be able to be done alongside the roofing changes suggested. I'm not convinced increasing the capacity is at all necessary until we hit the top division, if at all to be honest, but the last thing we want to do is simply extend backwards the current problem.
