Womens side train there but I suspect the quality of set up is somewhat low

It needs so much work to be used for the 1st team. Other than mowing the pitches and painting the clubhouse there's not been any significant construction or changes to the site that would allow us to move in at 1st team level. I go past it most days and they have done some stuff but a lot was just to restore to what it was when HSBC sold it to us.

It has no pitches to level we need (recall the money we spent on the backpitch at Shirecliffe to ensure it was Desso etc), only got a small clubhouse (you'd need a huge new building constructed to cater for 30+ professionals and staff, need proper facilities, an indoor pitch/hydrapool, gym etc). It would need I think around 50-60 million plus to get it even close to a top level training facility.There is no indoor pitch nor a proper building that could be used for the first team - its just an old. Clubhouse and bar (similar to Shirecliffe)

Most clubs new training facilities are 100 million plus in cost. Leicester spent that in 2020. Newcastle's new facility is 180 million. We wont have the facilities they have but if we are not doing what we need, we as well stay at Shirecliffe.

I think the club just wanted the land and was a smart purchase but I do wonder if we will ever have the money to upgrade it to what we need? Without being back in Prem. Shame as its a lovely location and a fair bit of land.

Cynically it might be a useful asset to flog on (land) if we are in the shit financially mind. It may become an expensive albatross we simply cant afford to run long term. Hope not.

It may have cost Leicester £100m as you say
But over a year ago I would guess
BECAUSE of that there were 'stories'
it was an albatross around/on the clubs finances as money was drained maintaining extravagant unneeded facilities
Basically luxuries.
With no income source
eg Public schools rent out facilities built for the pupils for local club use
I'm fairly sure it was Leicester but the same lesson must be learned.
I'm delighted that apparently as promised in around March
money IS being directed to the creation of a CAT 1 academy

Even if it is nailed down - it can still be sold by these shysters.

If we could sell 2 current academy players in our squad to generate £12m (on the basis that their fee is total profit) and it was guaranteed to be spent on the training ground... would you do it and who would you sell?

Burnley redeveloped theirs for around £15m and that included some facilities for Academy. That was a few years back. I’d have thought we could do it for £15-£20m as it’s solely first team facilities.

Yes, or potentially sell more for a less of a fee to clear down the competition a little bit. I don't think currently other than Seriki and Peck (not true academy) there are any others that are worth £6million, Ryan One might get there if he was given more minutes. Baptiste might come close with experience. When you look at the lads that haven't made the 1st team properly yet, the next pipeline potential of McGlinchey, Giggs, Blacker and Eadie there is potential to make the funding and personally I wouldn't have a problem selling to reinvest in infrastructure if it makes sense which the Dore project seems to do. Marsh and Curtis, potentially for a few million there. We need a good sell on clause on some to come in handy or the the next investor is to invest only for the Dore project

It was previously used for multiple Sunday junior league fixtures, along with lots of sports & social stuff, unrelated to HSBC. It used to be my son’s U11 home ground. Stood completely empty for the past 2 seasons, prior to women’s team occupying it a few days a week this season.

There was a £10m figure mentioned a couple of years ago for the facility when the acquisition was made and that was inclusive of the purchase cost. No way it'll be that now building costs continue to skyrocket

I agree on this. By academy, I did mean products as we won't have any sell on clauses or finance outstanding on them. Peck, Seriki, Arblaster, One... Would you sell any combo of them to fund Dore getting completed
