One of BB's wind up threads ( :D ) on BM digressed and sparked off a comment from a poster that the car park on Shoreham Street (behind the kop) is up for development again, albeit not the actual kop

I suppose given the fact the ownership is now with the PLC, would it actually be a surprise to anyone?

Poster reckons planning permission not yet granted, but that Scott McCabe is driving a multi-story development forward, including offices, retail and flats

Obviously, this could turn out to be rhubarb and even if correct may not impact on anything of detriment, but can't help wondering where the f'k this is all heading for our "football" club in the long term

Just because their applying for planning development, doesnt mean that work will actually get done?
After all we have P.P for a 45000 seater stadia but i cant see that happening any time soon.

The only time we will get an increase in ground capacity is when we move out of town which might well happen sooner rather than later. Not that we need an increase to accommodate 15k in the pub league the DVS could hold enough, has a good ring to it "The Blade Jessica Ennis Stadium"

Hotels and business suites at one end , retail and flats at the other. No need to worry about the bit in the middle though, KM is a massive Blade who subsides us to the tune of many bazillions a second . Is there a good reason why this couldnt have been done whilst we owned our own ground and its just a quirk of fate its happening now ??

Those of us that still support the club would rather it stay put, thanks.

simple when the Tesco's mini store moves in the profit goes to the PLC not the football club LOL that pesky McCabe, what a little tinker !

I was in asda the other day and picked up two tins of beans as I thought they were on a buy one get one free offer , turns out they weren't
I will never set foot in that place again

Tis reyt. Corner of John Street/Shoreham Street, studio apartment block with 52 apartments. I think it's basically a re-hash of the student accommodation which got the knock back last time.

Mr McCabe has been buying up property like there is no tomorrow........all of it at knock down prices....I hope his gearing is reight !

Me i'd gamble my life on the SHoreham development getting the green light ;)

Not nailed on by any stretch but it looks like they've put more thought into it this time and ticked more boxes. As Gav says, it won't do us any harm and it will tidy that corner of the ground up - if it ever gets built that is....

Now pending consideration and in the public domain so, if anyone's interested, this link should take you straight there.

If not, the planning reference number is - 12/02436/FUL - stick that in the search box.

Cheers Jon Bon.

A nice quote from the documentation:
These proposals are part of an ongoing masterplan to create a sustainable
business model to support the club’s objective of returning to the Premier League.

Ongoing masterplan eh? I can suggest better descriptions... :)

I have it on good authority that they left the word "bater" out of the text on public decency grounds

I think they must have forgotten to remove that from last time..

You jest, but looking at the elevation drawings it seems they've accidentally left the image of the proposed new Kop in the background too.

Thankfully I couldn't find anything about the World Cup bid...

So the plans are not for the car park behind the kop then as the site is the John st/ Shoreham st corner which is the main access to the kop where the main steps and facilities for toilets and refreshments etc are located. I guess it is bye bye to any increase in kop capacity or kop improvements, as the main access will be blocked off, how will this be a benefit to SUFC ?
In other word they are building 52 terrace houses at the bottom of the kop steps WTF this is a football ground McCabe you fookin numpty

Have a look at the plans using JB's link and code. Not sure how the ground access will work but there's no need to worry about the future Kop plans (which are pie in the sky now anyway). This is just a scaled down version of what the original Kop plans included.

Your question about who this benefits is a valid one. But you probably need to discuss that with Alco. :)

Well the sale value is £2.6M so I don't see it putting mega bucks into the club.

Access is not a problem. New steps are included in the plans, using a much better, economical use of the space. Looking at the site on Google maps, the current steps are an outrageous waste of space, and are ripe for redevelopment for one use or another.

It is almost exactly the same application that was submitted in March 2010 and rejected on car parking.

It's now 4 storey instead of 5 and they are offering overflow parking elsewhere on the SUFC plot (presumably the parking immediately behind the Kop).

Nothing much new here, except they must have spoken to the Council about the refusal and what was needed to fix it. It will almost certainly be approved from a Council perspective subject to any residents objections which they might feel should be upheld.

Not had chance to look at the plans - not overly concerned. May be leasing it to Unite or another big student accom provider then selling on the investment market.

My only concern is who's going to buy them?

With current market conditions etc. no mortgage company will provide a mortgage for new build apartments without a minimum 35% deposit. Those who have a 35% deposit really won't be interested in living in the car park behind SUFC.

Massive new build apartments are probably extinct in mass volumes like this plan. Probably 5-10 years too late in all honesty.

It's affordable housing. Only £50k a pop according to the plans.

Agreed it's 10 years too late, and I imagine the margins are small, but it is in a different market to a lot of the other flat developments around town.

Why is that your concern? SUFC Ltd would not benefit at all.

I hope McCabe sells none and loses more money.
