I don't know how much protection it would offer in practice but it doesn't appear to have any downside.

i imagine that its down to the highest bidder, would seem almost impossible for fans to match a massive bid from a property developer or tescos or whatever

If the hotel was worth £1, the ground must be worth a tidy £1.75! Nobody's going to stump up that kind of cash.

In a roundabout way, it's similar to what the current owner would suggest he's doing :)

It's if/when he changes his mind that the issue would arise.

I've just used one in Salford to effectively twist the arm of the council to transfer a sports centre to the local community. They do work.
 
You would have to change the attitude of Sheffield city council first. If this type of thing was put in place on our ground, surly it would make it that much harder for Sheffield city council to keep snubbing things United wanted to do and they may have to work with United for the very reason it has the word 'community' attached to it.
