It’s not uncommon for the planning board to overturn planning officer recommendations and if SUFC believe that it was a flawed decision they can always appeal to the Planning Inspectorate. I hear they were turned down only on lack of car parking provision so I would expect that they will come back with a similar scheme with more car parking space shoe horned in somewhere. There is a thread on this already in the General Section with a link to the plans should you be interested to see them.
 
oh dear ............. McCabe a property man .. a gud un as well...he shud have know better....minimum requirements for car parking spaces always has to be met.

On a technical note, it wasn't passed by planning officers. Planning officers can only make decisions where they are delegated by Councillors, but ultimately Councillors have the final say in respect of all applications - officers simply make a recommendation.

Given that there were apparently around 400 objections to the application, it's far more likely that Councillors decided that, on balance, the proposal was not in the public interest for various reasons.

And Wednesday's improvement scheme is entirely irrelevant I suggest. While they got planning permission, they're unlikely to be in any sort of position to carry it out. It's actually a bit of a curse for them if England does get the World Cup, as then they need to find someone willing to spend an extra £10m to make the improvements, on top of the millions they need to spend to just make the club financially viable again.

That's not wholly true - in this case it is but generally only the larger schemes or ones with 'public interest' get referred to board. Most applications are, as you say, delegated but it's wrong to say that councilors have the final say in all applications.

Ye gods man, where did you get that from? There were 5 objections and 2 of those were from elected councilors.
 
i'm intrigued as to why we're planning this given the abundance of flats in sheffield at the moment and also within close proximity of the ground - anchor point, jet centro, leadmill courts, cherry street etc... many with empty flats going spare too. interestingly I noticed flats in town that sold for £175k two years are now selling for £100k - jesus!

It's funny how things change. I remember a decade or two ago when the council was turning down planning applications that had too many parking spaces. They wanted to limit the amount of traffic entering the city.

What do students need parking spaces for anyway? Very few can afford to run cars.

Well to me it's all part of creating income streams. Fair enough there is a significant initial investment, but it makes use of land that otherwise is not used and goes to waste.

Gate receipts of £7m plus reduced tv income do not do much to cover the playing wage bill most people expect us to be paying. Commercial and other income streams need to be exploited. Some of this is a gamble, but if we don't risk it there is no chance of a gain.

Sweating the assets and land 52 weeks a year is the solution. We have seen it with the rugby coming, the hotel, business centre, community hall. I bet you we will have concerts or other non-footballing events at Bramall Lane in the next 12 months or so. It's inevitable.
 
The students renting those flats are obviously some of the rich who can afford car parking spaces for their ferraris.

Good news in my book. If there's no money for the team, putting money into non football related projects will only make things worse.

It does indeed, so there is a risk if the student flats aren't sold or rented. However I would of thought this opportunity would of been snapped up in a student city likes ours.

Oh, I'm sure it would be the latter Bob.

But such loans (for the hotel) are already being used as an excuse by the club and by posters on here for a lack of investment in the team. So why create more? All it achieves is sending the message that the club will happly incur debt - and secured or not, that's what it is - for non footballing purposes, but is not prepared to spend money on the footballing side.

But we can't take a loan out to spend on the footballing side? That would be daft.

That's a matter of opinion, but assuming you're right, the point is that there is no guarantee that the loan that we would have to get to build these flats would be repayable out of the proceeds (whether rental or sale). there would certainly be no income during construction. Accordingly, other money might have to be used. Money that could be used for footballing matters.

Now, you have to speculate to accumulate, but we are already doing that with the hotel. When we have no money to spend on the squad it is folly to put ourselves in a position where our cashflow may be worsened in the short term because of a property development.

If it's such a great deal why don't we sell the land and let someone else bear the risk?

A loan may be taken out for the buildings BUT the re-payments (until the buildings/hotels etc. are self sufficiant) will come from somewhere else. It appears that this is the football side of things at the moment.

I am relieved to see someone else gets the point.

Or you risk short term investment on the hope of longer term gain as with the hotel.

Given all the wrist slitting on here about only bringing in loan players and free transfers what would you do to try and appease the fans?
We have a massive wage bill that we can't afford on our current revenue streams, do you cut everything or do you try and invest to generate additional revenue?

How about putting up ticket prices especially Season Tickets on a level with other comparable teams in our league?
What about making all kids pay full prices instead of a tenner?

My biggest issue with posters that like to knock the club or the board is they always know the problem but never offer a viable solution.
 
i think that most of the wrist slitting :-) is to do with the fact that we're supposed to be a football club with property interests on the side.. we seem to have deviated into being a property company with footballing interests on the side?

I understand that point, but there is no money in football and our fans insist on spending more than we earn.

What is the solution?

I know the problem and I know the solution, believe me!

Seriously though, how about signing young players, if they arent good enough then we go down but we've done it within our budget. People will be very upset but we need a change of direction for me - Boggy, ertl, kozzy - OK you need a bit of experience but I don;t want to watch a team full of this type of player.

Loading more property debt onto the club seems like madness - the viable soultion is to not do it and build a squad that we can afford.

We are trying to cut our wage bill to £6m.
But when you're reduced to freebies, small fees or loanings what you do not do is then waste the options you have.
I don't think anyone is suggesting we should be buying expensive players or pay big wages.
We should be showing signs of having planned for the situation we're in - we've known for over 12 months - but there is no sense of knowing which young players we're going to blood, picking up potential bargains from the lower leagues etc.
