You may not know, but the Sportsman on Denby Street has the remainder of its business lease up for sale and I’ve been asked to see if there are any willing parties out there who may be seriously interested in purchasing this.

As it stands there are 3½ years left on the current lease with an option of negotiating a new lease at the end of this term with the holding company and ideally would like to see the pub in the hands of Blades or at least someone with the passion and drive to make something of the business.

The current Landlady has been at the helm coming up 17-years and the time has come to move on and pass the reins on and enjoy her retirement; as such she is looking for a very quick sale and the asking price we’re sure can be negotiated quickly and amicably. The match day trade as you will appreciate is the ‘bread and butter’ but under the right management there is great potential to increase weekday and weekend trade.

Fingers crossed that a Blades buys it (or anyone, we don't want it going the way of the Cricks), had some great days and nights in t' Sportsman.

Hope Sue has a long and enjoyable retirement, she's kept a good boozer there.

I think he may be referring to the spare bed occasionaly provided to overly intoxicated Blades on those rare occasions we win; think of it like the samaritans if you will.....

I'm sure any new owners will keep up this goodwill gesture.

A splendid service no doubt and one provided to thirsty drinkers in the Heathrow area at The Crown in Harmondsworth in the mid 90s :-)
 
As a former publican I can honestly say I wouldn't touch it with a bargepole. Not because of the pub itself - because of the trade in general. A three and a half year lease is nowhere near long enough to build up trade in a pub that has only match days as it's busy times. It may well be a good pub, but in my experience once you have built trade up the owners then hit you with a massive rent increase, and given only 3½ years to build it up simply isn't long enough.

Good luck to whoever takes it on - they'll need it in an era that has seen off-sales take over from on-sales, and when you can now spend the money a good night out would cost on a week's worth of booze from the local supermarket.
 
Might do alright as a high volume student pub, and if they converted where they park their car into a beer garden, but as you say, there's no way a i would take a pub on with only a 3 1/2 year lease left on it, not unless there was a cast iron guarantee that it would be extended. Otherwise why would you put the investment in it needed to make it a success?

The follow on lease is negotiable with the owners at this stage so any would be interested parties would have a clear notion of what to expect after the initial 3 1/2 years both in terms of rent and length of lease.

Getting a personal license is a piece of piss anyway.

If there is the solid opportunity to extend the lease, then it might be worth a shout. The problem you've got is that to grow the business you run the risk of alienating the core customer base (Match Day Trade), you probably won't get students in at the weekend due to the post football pissheads, and if they don't go in at the weekend because of the crowd, they're less likely to go in the week, unless you've got some mega deals on.



I've been in this situation before, where i was in a boozer that i wanted to cater to a more affluent demographic due to the fact that the pub had a theatre upstairs. Problem was our crowd was a a bit more rough and ready (which we wanted to get rid of). We went for it and managed to get the people that we wanted in but we took a massive hit in sales during the transitional period.

Good luck to whoever takes it on. Who's the lease with? And what does it take a week? 5-6K?
 
I think that is the case with the benefit of it being able to become a free house and make some money. Good luck to them!
 



Apologies for bumping this ancient thread but my Blades mate in the Faroe Islands was asking if I could remember when the Sportsman finally closed it's doors.

Anybody remember when it did,please?

I'm guessing end of 2012/13 season. Fucking pub co's......
 
Sue was looking to sell lease Feb 2011 and I think the subsequent team had it for 2-seasons at most

Really? I remember wanting to let the lease go. The lads that took it on tried hard but I guess it was doomed to failure. Didn't help that Sheffield Hallam had the pub on their "off-limits" list due to the pig invasion that happened. Hadn't realised it was that recent. Thank you :)

March 2011 (Leeds) was the last time we were there. A year later it was closed.

It's called living a long, hard, working life and having a missus with an iron grip on the finances ;) for which, in my dotage, I am now exceedingly grateful:)

I'm 70 and I don't give a bugger what the things I want to do cost me.

No kids to leave it to, which I wouldn't anyway, and the rellys definitely aren't having it :D :D :D

(The working life hasn't ended yet as I've just gone back to work 2 days a week working from home with the company I was with before lockdown)

I needed a dump walking around Bergen. All the shitters had combination locks on the door, so I ended up paying about £15 for two coffees, just for the pass.

I’m still not convinced I shouldn’t have just shat my pants instead. :D
