Not quite: the club has £47m of issued share capital. This is made up of 470m shares nominally valued at 10p each. Any offer for the club would be based on a value per share; an offer in the region of 5p would value the club at £23.5m.

We've also got retained losses (where a normal firm would have retained earnings aka profit) which bring this £47m value down.

Who has said the club is worth £47m? That's what the issued/fully paid up share capital stands at.

Correct the paid up capital now stands at £45 M, add another £20M for shares issued at a premium and that gives a total of £65M of cash invested in the PLC although some of this probably goes back to Conrad. However with accumulated negative P & L reserves of approx £47M less the merger reserve the PLC would have a net asset value of £20M which would be the only way to value it really as profit multiples would not apply in this case.

I would assume that Mccabe/Scarborough has paid upwards of £40M to acquire his shareholding which goes back to the point I was making about it being a lot of money to pay for a development site at £3M plus per acre.

Actually thats probably spot on, rental yields of 5% are considered to be reasonably attractive in these days of low interest rates. We just have to stay in existence for 20 years.
